"I had a wonderful experience working with Yun Tong! Yun was recommended to me because she specializes in Trust and Probate Real Estate. With the loss of my loved one and my role as the Trustee, I needed someone with knowledge and experience to help me navigate selling my deceased loved one’s home. Yun was super sweet and professional too! Her communication skills are excellent and I loved that she let me know what was going on throughout the whole process. She responds quickly by email and phone and I never felt ignored. At times, I felt overwhelmed, its a lot to handle and manage things while grieving but I was amazed at how much stress was taken off my shoulders by Yun and her team! They were compassionate, understanding and trustworthy. Yun is a confident realtor who knows the market and how to attract potential buyers and how to showcase the home. She was such a pleasure to work with! I highly recommend Yun!"

"Yun was extremely helpful and caring when it came to selling my house in the San Francisco Bay area. The house was an inheritance, and Yun was very respectful of the fact that I grew up there and that the house would have an emotional connection to me even though I hadn't lived there in some time. She was always prompt and replied to me quickly every step of the way. The house sold for more than what we asked for mostly because of Yun and her expertise in listing the house in the most positive way. I can't recommend Yun enough and I am very thankful I got to work with her."

"With both sellers living in other cities, we were so fortunate to find Yun to represent the sale of an inherited El Cerrito house. You couldn’t find a more trustworthy and professional real estate agent. Initially embarrassed to show her the cluttered home, we was reassured by her that cleared out and cleaned up that the small four-bedroom house had desirable features--a fireplace, hardwood floors, a wrap-around yard, a lovely neighborhood and a good school district.

Yun presented three options regarding the level of investment we could make with corresponding potential returns. When we decided to sell the house “as is” with some minor repairs, she provided contacts and oversaw the work. Her savvy marketing attracted forty buyers at the first open house, and she was fair and inclusive in how she handled competitive bidding. Our house sold for $100,000 over asking price. I would highly recommend Yun for assisting you in selling or buying a house."

"Yun Tong is a Realtor with heart. She is patient, kind, and knowledgeable; when necessary she stands her ground for her client's needs, and will confidently pursue getting what each and every client would want: the right price at the right time.

Yun was a recommendation from an attorney that proved to be such a benefit, such a lucky "get", that my gratitude is overflowing. She has a wide network of colleagues and resources that helped pave the way to getting my family home sold. I don't know what I would have done without her.

She has an eye for detail and can, at the same time, step back to see the big picture and how to get to the end goal. You can trust her vision and let her handle the wild ride of this real estate market. She is a leader, a visionary agent, a wise woman. I heartily recommend her for buying or selling in the Bay Area market. She will get the job done and done very well."

A Bay Area trust and probate attorney answers key questions about who can sell a decedent's home, full vs. limited authority, probate timelines, and California's updated $750K property law.

This is what we refer to as the North Berkeley. It is a desirable neighborhood in Berkeley with many beautiful craftsman-style homes, brown-shingle homes, and contemporary homes. Selling a home during the peak real estate selling season is a no-brainer; one wants to sell in a market with many buyers. Spring and early summer have consistently been the peak selling seasons in North Berkeley since 2008. Peak season drives demand higher than at other times of the year. More qualified buyers are on the market, motivated to buy and close before school starts by the end of July and early Aug. (Alameda School District Calendar 2026 - 2027 https://www.alamedaunified.org/family-resources/district-calendar). Put ourselves in the buyers' shoes. There are many approaches sellers take to selling a house: 1. Selling as-is: there are a lot of real estate investors (we call them flippers) looking for projects in this neighborhood. They can turn a dated house around and make a decent profit on resale. Pro: less stress to the sellers. This might be a good way to sell, as the number of real estate investors seeking projects is increasing. Con: The seller might not get the best price. It is a treat off between stress and value. Having a good realtor is crucial when selling fixers; you want to have the right person to negotiate among the investors, getting you the best price. 2. Selling the house in a Moving in Condition: this is to do some necessary repairs, making sure the house has no structural issues, great curb appeal, and leave the last 15% of updates to the new buyers to personalize to their desire. Pro: The seller will get the higher end of the market value of the house. Con: It takes time from a couple of months to a year, an upfront investment, and project management. Some of the homes are well-maintained, with many updates in the last five years. These kinds of houses take the minimum amount of prep work and attract the right buyers for the highest selling price. What the first quarter of 2026 tells us so far is that the market in the North Berkeley area is hot. Many buyers are looking to secure a house in the area and are willing to pay top dollar to compete for the right property. It is a good time to sell, whether the house is a fixer or in better condition.
